Verde Valley Manor is funded through the United States Department of Agriculture's Rural Development (RD) program and the Department of Housing and Urban Development (HUD). Residents may be eligible to pay reduced monthly rental rates for apartments occupied under the Rural Housing Rental Assistance program or the HUD Section 8 Housing Assistance Payments program. These programs are designed to reduce the amount of money low income individuals pay for rent and utilities. Eligibility requirements vary slightly for the two programs.
RURAL DEVELOPMENT:
Of the Manor's 232 apartments, 224 are funded by Rural Development. To be eligible for housing in one of these units, applicants must meet at least one of the following requirements:
- Must be 62 years of age or older
- Must have a handicap or disability
In addition, applicants must meet the annual income eligibility requirements established by the federal government. The current income requirements are listed below and are subject to change:

Applications are continually accepted for Rural Development funded apartments and are tracked in rank order of receipt, based upon date and time received.
NOTE: Rural Development applications must be accompanied by a nonrefundable $15 application fee. Your Rural Development application will not be accepted without payment of the application fee.

HUD:
Of the Manor's 232 apartments, 8 are funded by HUD. To be eligible for housing administered through HUD's Section 202/8 program, applicants must be 62 years of age or older and meet the annual income eligibility requirements established by HUD. The current income requirements are listed below and are subject to change: Income Group | Maximum Income Single Household | Maximum Income Couple Household | Extremely Low Income | $ 10,600 | $ 12,100 | Very Low Income | $ 17,700 | $ 20,200 | Applicants who are found eligible for housing will be placed on the waiting list according to income group identified above.
In compliance with admission and occupancy provisions of the Quality Housing and Work Responsibility Act of 1988, 40% of the vacancies occurring each year will be made available for lease by households whose income does not exceed 30% of the median area income (extremely low income). Once this requirement is met, applicants with very low incomes are offered housing. Within each income group, housing is offered on a first-come, first-served rank order of application, based on date and time the complete application is received.
Applications are accepted for HUD funded housing only during periods of marketing necessary for development of an adequate waiting list.
NOTICE: The HUD waiting list is currently open for both efficiency and one bedroom units. There is no application fee for HUD.
